We try to write the way we work: clearly, without hidden clauses. If anything below is unclear, call us before you pay anything — the number is at the side of this page.
1. About these terms
These Terms of Service govern your use of the Vanguard Estates website and any property enquiry, inspection, reservation or purchase you make through us. By browsing the site, submitting the enquiry form or instructing an inspection, you accept these terms.
Where you proceed to purchase, you will also sign a written sale agreement for the specific property. That agreement governs the transaction. If these terms conflict with the sale agreement, the sale agreement prevails to the extent of the conflict.
2. Who we are
Vanguard Estates is a United States-based property acquisition and resale business with its registered office at 1400 Post Oak Boulevard, Suite 900, Houston, Texas 77056, United States. References to “we”, “us” and “our” mean Vanguard Estates.
You can reach us at john@vanguardestatesgroup.com or on +1 (917) 999-1592 by call or text message, Monday to Friday between 08:00 and 19:00 Central Time.
3. Eligibility
- You must be at least 18 years old and legally capable of entering into binding contracts.
- You must be lawfully entitled to purchase residential property in the destination country. Some jurisdictions impose restrictions on non-residents; we will tell you in writing if a property is affected.
- You are responsible for obtaining your own tax, immigration and legal advice in the destination country. We do not provide tax or immigration advice.
4. Listings and availability
Our catalogue is a genuine description of properties we have inspected or are inspecting. Photographs, furniture, planting and views are indicative and may change between inspection and handover. Floor areas and plot sizes are approximate and taken from the title record or our surveyor's measurements.
Every property is offered subject to prior sale, withdrawal and continued availability. A property is reserved for you only when a sale agreement has been signed and the inspection fee confirmed. We may correct errors in the catalogue at any time and will tell you before you sign if a material detail has changed.
5. Prices and currency
All prices are quoted in United States dollars (USD). Our catalogue currently starts at $25,000 for a completed, title-verified home. Prices include legal fees, registry filing costs and couriered title documents unless the written quotation states otherwise.
Where local law requires the buyer to pay a property transfer tax or stamp duty, the amount will be identified in your written quotation before you sign. You are responsible for any local taxes arising on your purchase and for your own banking charges.
We may change catalogue prices at any time without notice. A price confirmed in a signed sale agreement will not change except by written agreement between you and us.
6. The $200 inspection fee
We charge a flat $200 inspection fee for each property you wish to take forward. It covers a physical condition survey, a title registry search, a narrated video walkthrough and a written report delivered within five working days.
The fee is refunded in full when the purchase completes. It is also refunded where the property fails our inspection and we are unable to remedy the fault, or where we withdraw the property from sale. If the report is clean and you decide not to proceed for your own reasons, the fee is not refundable — but no further sum is due and no reservation obligation continues.
7. Reservation and sale agreement
Following a satisfactory inspection you may reserve the property by signing our sale agreement and choosing a payment route. No deposit is required. The agreement will set out the property, price, plan, instalment dates, expected handover date and the refund terms that apply.
We do not accept verbal reservations for indefinite periods. If a signed agreement and the inspection fee are not in place, the property remains available to other buyers.
8. Payment plans
Two routes are available on every property in the catalogue:
- Monthly plan — $5,000 per instalment. The number of instalments is the catalogue price divided by $5,000, rounded up. Interest is not charged and the instalment is not indexed. Keys and occupancy are released at 60% of the balance paid, with full title on final settlement.
- Bulk payment — 4% discount. The full price is settled once and reduced by 4%. Title and keys follow within 21 working days of cleared funds.
Full operational detail, examples and accepted payment methods are set out in our Payment Policy, which forms part of these terms.
9. Title transfer and handover
Our legal team prepares the deed of transfer, lodges the filing with the relevant registry and arranges apostilled copies for international buyers. Original documents are couriered to you at our cost with tracking. Where registered title cannot be transferred for reasons outside our control, we will refund every amount you have paid us for that property, including the inspection fee.
Handover takes place in person or through our delivery partner, with a live video handover available for remote buyers. Risk in the property passes on handover. We strongly recommend arranging insurance from that date.
10. Cancellation and refunds
You may cancel a signed sale agreement within 14 days of signing, provided the title transfer has not yet been lodged with the registry. Any amounts paid will be returned, less the $200 inspection fee, within 20 working days.
After the cooling-off period, cancellation and refund rights are those set out in your sale agreement and any rights you have under mandatory local consumer law. Where we cancel an agreement for a reason within our control, we return all amounts paid for that property in full. Refunds are made by the original payment method where possible, or by bank transfer to an account in your name.
11. Your responsibilities
- Provide accurate identity, contact and payment information, and cooperate with anti-money-laundering checks.
- Ensure that all funds used are lawfully yours and are paid from an account in your name.
- Read the inspection report, title search and sale agreement before signing.
- Arrange insurance, utilities and local registrations from the handover date.
- Do not use this website for unlawful purposes or attempt to interfere with its operation.
12. Our liability
We will provide our services with reasonable skill and care. We are not liable for indirect or consequential loss, loss of profit, loss of opportunity or loss arising from your failure to obtain local advice. Our total liability arising from a property purchase is limited to the amounts you have paid us for that property.
Nothing in these terms excludes liability for fraud, death or personal injury caused by our negligence, or any liability that cannot lawfully be excluded.
13. Governing law and disputes
These terms are governed by the laws of the State of Texas, United States. We will always try to resolve a complaint directly: write to us and allow 30 days for a good-faith response. If a dispute cannot be settled, the courts of Harris County, Texas have jurisdiction, without affecting any mandatory protections available to you as a consumer in your own country.
14. Changes and contact
We may update these terms to reflect changes in our services or the law. The version published on this page at the time you sign an agreement is the version that applies to that agreement. Material changes will be flagged on the homepage for 30 days.
